  • You are an experienced maintenance professional with strong skills across HVAC, plumbing, and electrical systems, and you take pride in being a trusted problem-solver.
  • You have hands-on ability to diagnose and repair: HVAC systems, outlets and switches, plumbing fixtures, appliances, carpentry issues, and cosmetic finishes, often handling multiple trades in a single day.

  • You understand that in a luxury residential environment, every detail counts, from caulk lines in a bathroom to the alignment of cabinet doors.

Primary Responsibilities

General Building Maintenance

  • Respond to, complete, and close out resident and staff service requests promptly and professionally.
  • Troubleshoot and repair plumbing issues: clogs, shut-off valves, toilet components, sink leaks, and garbage disposals.
  • Perform electrical repairs: outlets, switches, fixtures, dimmers, GFCIs, and basic circuit troubleshooting.
  • Provide HVAC support: troubleshooting, filter changes, thermostat replacements, condensate line clearing, and equipment swaps as needed.
  • Maintain and repair appliances: install, test, and service washers, dryers, refrigerators, dishwashers, microwaves, and ovens.
  • Complete carpentry and cosmetic repairs: hardware adjustments, cabinet repairs, drywall patching, baseboards/trim, door alignment, and painting.

Unit Turnovers & Resident Readiness

  • Conduct thorough move-in and move-out inspections, correcting deficiencies to deliver a flawless resident experience.
  • Ensure every apartment meets high standards of quality and presentation before resident move-in.

Preventive Maintenance

  • Perform and document preventive maintenance on building systems: HVAC, plumbing stacks, pumps, boilers, exhaust fans, and related equipment.
  • Keep mechanical and utility rooms organized, clean, and well-documented, reporting issues proactively.
  • Track and communicate recurring issues to support long-term planning and capital repairs.

Common Area & Amenity Maintenance

  • Inspect and maintain all shared spaces, including lobbies, hallways, elevators, rooftop decks, fitness centers, pools, locker rooms, storage rooms, and parking garages.
  • Address wear-and-tear issues: furniture placement, lighting, flooring, and finishes.
  • Ensure safety standards are met, including testing emergency lighting, safety equipment, and maintaining compliance with code and property protocols.

Special Projects & Technical Installations

  • Assist with capital improvement projects: preparing spaces, coordinating with vendors, and providing clean-up and follow-through.
  • Support building technology initiatives: leak detection systems, smart thermostats, intercoms, access control (fob readers), and other upgrades.
  • Operate and maintain a wide range of tools and equipment, including power tools, ladders, wet/dry vacuums, drain snakes, and diagnostic testers.

Resident & Team Interaction

  • Respond to resident service requests with urgency, professionalism, and courtesy
  • Follow up to ensure the issue was resolved to the residents satisfaction
  • Maintain a clean, professional appearance and represent the property positively
  • Communicate clearly and respectfully with staff, residents, vendors, and management
  • Fill in for building engineers or supervisors when necessary

Preferred Certifications & Licenses (Washington, DC)

  • EPA Section 608 Certification (Universal preferred) required for handling refrigerants.
  • DC 3rd Class Stationary Engineer License highly beneficial for HVAC and boiler operations.
  • OSHA 10 or OSHA 30 Safety Certification to ensure safe work practices.
  • CFC Certification for refrigerant recovery and safe handling.
  • Basic Electrical or Journeyman License (DC or nearby jurisdiction) strongly preferred for electrical troubleshooting and repair.
  • Plumbing license or trade certification beneficial for advanced plumbing repairs.

Qualifications

What You Bring

  • 3+ years of experience in maintenance, facilities, construction, or building operations preferably in residential or hospitality settings
  • Strong skillset in electrical, plumbing, carpentry, painting, and appliance repair
  • Comfort using digital work order systems, apps, or tablets to track and close tasks
  • Ability to lift 50+ lbs, climb ladders, and work on your feet for 8 hour shifts
  • A valid drivers license (preferred) and the ability to work legally in the U.S.
  • A flexible schedule, including potential evening or weekend and on-call shifts
  • A team-player mentality with a strong work ethic, personal accountability, and attention to detail

Compensation

  • $25.00 - $27.00 / hourly
  • with an annual bonus that is tied to performance
